It comes from three things most buyers only discover once they are already under contract: which of Marsh Landing's ten homeowners associations the address falls under, whether they choose to join the country club, and whether the lot actually comes with water access or just a water view. Ten Associations, One Gate

Marsh Landing reads like a single neighborhood behind a single entrance. Structurally, it operates as ten. The community runs on a two-tier system: a Master Association every homeowner pays into, and a separate sub-association tied to whichever section the home sits in, from Harbour Island and North Island to Clear Lake and the older sections closer to the clubhouse, according to the community's own HOA site. Marsh Landing Country Club does not publish a comparable number. Estimates turned up in our research ranged from roughly $10,000 to well over $100,000 depending on the source and the membership tier, a spread wide enough that the only figure worth planning around is the one the membership office quotes you directly.

A home in one of the other seven associations may sit near the water, and may even carry marsh or golf course views that command a premium, without any deeded slip attached to it.

For a buyer who wants to keep a boat, this is worth confirming in writing before falling in love with a listing photo of the Intracoastal. For a buyer who does not care about a slip, it's a useful reminder that "waterfront" and "boat access" are not interchangeable claims in this neighborhood, and the difference is worth a phone call to the HOA rather than an assumption based on the street name.

What $7 Million Is Buying Right Now

Marsh Landing Country Club has spent the past few years under new management, and the club is currently mid-way through a $7 million capital improvement plan. The driving range has already been re-grassed and fitted with TurfHound tee stations, and the clubhouse renovation is underway. General manager John Fairall summed up where things stood in a recent update:

"We have completed the demolition phase and are now in the process of rebuilding everything."

Club turnarounds are notorious for surprise assessments landing on members mid-renovation, so a stated policy against that practice is worth factoring into how much risk a prospective member is actually taking on by joining now versus waiting until the rebuild is finished.

Running The Real Numbers

As of July 9, 2026, the median list price across Marsh Landing's active inventory sits at $2.2 million on 26 listings, averaging $536 a square foot, while the median sold price over the trailing twelve months lands at $1.9 million across six closed sales. Those numbers describe the entry point. They say nothing about what a specific address will cost to hold.

Layer in the Master and sub-association dues for that particular parcel, decide whether a club membership makes sense for how the household will actually use the neighborhood, and confirm in writing whether the lot carries deeded water access or simply a water view. Do that math before comparing two Marsh Landing listings on price alone, because the sticker price is the one number in this neighborhood that tells you the least about what you'll actually pay each year.
